Before you look at any total
A waterproofing bid is only as useful as its detail. A single number for "dry basement" can hide a full interior drain or nothing more than a sealant brushed on a wall. This guide prints no dollar ranges for the work, because the price for your basement depends on its size, its access and what is actually wrong. Instead it sorts the job into scopes and names what pushes each one up or down, so that two Little Rock bids can be read against each other.
Two housing figures from QuickFacts
For 2020-2024, Census QuickFacts puts the owner-occupied housing unit rate in Little Rock, AR at 53.5%.
For the same 2020-2024 period, QuickFacts gives the median value of owner-occupied housing units in Little Rock, AR as $236,400.
Humidity counts at Little Rock AFB
In an average year at Little Rock AFB at Jacksonville, about 17 miles northeast of downtown Little Rock, NOAA counts about 1,378 hours with the wet-bulb temperature above 73°F and about 2,739 hours above 67°F. Those hours are counted at the air base station, about 17 miles northeast of downtown, not inside the city.
What a site visit should produce
Some firms charge for an inspection and credit it toward the contract; others include it. What you need from it is a written finding: where the water comes in, whether any of the dampness is condensation, whether a plumbing leak has been ruled out, and whether any crack shows movement. Photos and moisture-meter readings belong in that report. A visit that ends with one system and one price, with no stated cause, leaves you nothing to compare.
Scopes that stay outside the house
Gutter, downspout and grading work happens without cutting any concrete. What changes the figure:
- the length of gutter that needs hangers, sealing or replacement;
- larger downspout outlets, and how far each extension or buried line carries water;
- the volume of soil brought in to rebuild a slope, and whether it can be moved by machine or has to go in by wheelbarrow around beds, walks and an air-conditioner pad;
- window well liners, drains and covers.
Ask whether the waterproofing firm does this itself or expects you to bring in a gutter crew or landscaper.
Crack sealing
Injection of non-structural cracks is usually priced per crack or by the foot. The figure moves with wall height, the material used, and whether shelving, framing or drywall must come off first. If a crack shows signs of movement, expect an engineer's fee as a separate item and a structural repair priced apart from the waterproofing.
Controlling damp air
If the site visit points to condensation, the spending goes toward the air, not a drain. Line items here include the dehumidifier's capacity and whether it drains by gravity, to a floor drain or into a sump; sealing at the rim joist; insulation on cold-water lines; and closing gaps around the basement door or windows. Ask for the unit's make and model so you can compare it with the next bid.
Interior drain and sump
An interior perimeter drain is a substantial line in an inside-only bid. It changes with:
- the feet of wall covered, and whether the drain runs on one, two or all walls;
- slab thickness and anything in the way, such as a stair stringer, furnace, water heater or built-ins;
- finishing the concrete afterward;
- a wall membrane tied into the drain.
The sump line covers the basin, pump, check valve, sealed lid and the discharge pipe. Pumps that look alike can differ in capacity and build, so ask for the model and whether a battery or water-powered backup is in the price or extra.
Discharge and the outlet
Ask how far the discharge pipe runs, where it lets out, how the outlet is protected from freezing and clogging, and whether that run is included. A buried line to a pop-up emitter costs differently from a short pipe onto a splash block.
Excavation from outside
Digging to the footing for a membrane, drain board and footing drain is a major item when it appears. Depth, the feet of wall, machine access and what sits in the way (a deck, steps, part of a driveway, utilities, plantings) all shape it. Ask whether hauling soil, backfill, compaction and restoring the lawn are in the price or billed afterward.
Permits and coverage
Ask whether the job needs city permits, who pulls them and whether the fee is in the total. Ask for proof of liability coverage and workers' compensation before anyone starts.
Putting bids side by side
List the scopes above down one side of a sheet and fill in each firm's figures beside them. Mismatches surface quickly: one bid covers two walls and another all of them, one includes a backup pump, one leaves regrading to you. Compare totals only once the scopes match.
When one bid sits far below the others, look for the missing line. When one sits far above, ask what that firm found that the others did not. Keep the deposit small, tie payments to finished stages and read the warranty's exclusions and transfer terms closely.
