Knoxville Basement Waterproofing: Pricing the Fix for Condensation, Seepage or Cracks

A free cost and process guide for homeowners in Knoxville and the rest of Knox County, from Get Basement Pros.

Start with the problem, not the product

The biggest cost mistake in basement waterproofing is buying the wrong fix. A perimeter drain doesn't stop condensation. A dehumidifier doesn't stop a crack leaking in a storm. In Knoxville, where the ground stays cool and summers are humid, it's common to have more than one of these problems at once. This guide sorts the costs by problem, so the quote you pay for matches the water you have.

The license that comes with the price

  • For residential remodeling or repair work on an existing home costing more than $3,000 and less than $25,000, Tennessee requires a Home Improvement Contractor's license in Knox County.
  • In Tennessee, a state contractor's license is required for a construction project totaling $25,000 or more, including materials, labor and profit, and the license must be in place before a price is bid or offered.

Look the license up on the state's Commerce and Insurance lookup and keep the number with the contract.

Problem 1: condensation

What it is. Humid air meeting cool walls. NOAA puts Knoxville's groundwater at about 61°F at 50 feet, and counts about 702 hours a year with a wet-bulb temperature at 73°F or higher.

What the fix costs depend on.

  • A dehumidifier sized for the basement's volume, and whether it drains to a sump or a floor drain on its own.
  • Insulating cold-water pipes and any exposed ducts.
  • Sealing gaps where outside air gets in: rim joists, old windows, dryer vents.

These are usually the smallest numbers you'll see on any basement quote.

Problem 2: storm seepage

What it is. Water that comes in during or after rain. NOAA's data lists a 100-year rainfall rate of 3.3 inches per hour for Knoxville.

What the fix costs depend on.

  • Outside drainage: gutter repair or resizing, downspout extensions and regrading. Priced by length and by how much soil moves.
  • Interior perimeter drain: priced by linear foot, plus breaking and patching the floor edge.
  • Sump and pump: the pump type, a check valve, a lid, and whether a battery backup is included.
  • Exterior excavation and membrane: depth, access and what has to be removed and replaced. This is usually the largest line.

Problem 3: cracks

What it is. Openings in the wall or floor. NOAA lists about 50 freeze-thaw cycles in an average Knoxville year and a 50-year ground snow load of 9 pounds per square foot; wet soil freezing against a wall year after year can widen cracks.

What the fix costs depend on.

  • Non-structural cracks: injected sealing, priced per crack and by length.
  • Cracks that show movement, or walls that bow: an engineer's assessment first, then a structural repair with its own scope. Waterproofing over a moving crack only hides it.

Mixed problems

Many Knoxville basements need a little of each: a dehumidifier for summer, a downspout fix for storms and one sealed crack. A quote that solves all three with one large system may be more than you need. A quote that solves one and ignores the others may leave you with a wet basement anyway.

Comparing quotes

Write down, for each quote:

  • which of the three problems it addresses, and how;
  • quantities: feet of drain, number of cracks, size of the dehumidifier;
  • the pump and any backup;
  • outside work included or excluded;
  • the license and the total;
  • the warranty, and whether it transfers.

Then compare the totals only for quotes that fix the same problems.
