Why two quotes can be so far apart
Basement waterproofing quotes in the same neighborhood can differ several times over, and both can be honest. One company quotes a sump and a few feet of drain along the wet wall; another quotes the whole perimeter and an exterior membrane. This guide doesn't give a price range; it explains what each line pays for, so you can see whether two quotes describe the same job.
The license line comes first
Price also decides which license the company needs:
- For residential remodeling or repair work on an existing home costing more than $3,000 and less than $25,000, Tennessee requires a Home Improvement Contractor's license in Hamilton County.
- In Tennessee, a state contractor's license is required for a construction project totaling $25,000 or more, including materials, labor and profit, and the license must be in place before a price is bid or offered.
Check the license on the state's Commerce and Insurance lookup. If a quote is close to a license line, ask what happens if the job grows.
Outside fixes
Gutters and downspouts. Cleaning, resizing and extending downspouts away from the house. This is often the smallest line on the quote and the one that does the most in a storm. Chattanooga's 100-year rainfall rate in NOAA's data is 3.4 inches per hour; gutters sized for a light rain overflow in a downpour.
Grading. Rebuilding the soil so it slopes away from the wall. The cost depends on how much soil, how far it has to move and what's in the way: patios, plantings, walks.
Interior water management
Perimeter drain. A channel cut into the floor along the walls, with pipe and gravel, that carries water to a sump. Priced by the linear foot, plus the work of breaking and replacing the floor edge.
Sump and pump. A basin and a pump to lift collected water out. The pump's size, whether it's cast iron or plastic, and whether a second pump or a battery backup is included all change the price. A backup matters most during storms, which is when power tends to go out.
Wall treatment. A dimple membrane or vapor barrier on the wall that directs seepage into the drain. Priced by the square foot of wall.
Exterior waterproofing
Excavation. Digging down to the footing along the wet wall. Depth, access, and anything that has to be removed and replaced, such as decks, steps, walks or landscaping, drive the price.
Membrane and drain board. Applied to the clean outside of the wall before backfill.
Footing drain. A drain at the base of the wall, carried to daylight or to a sump.
Cracks and repairs
Crack injection. Sealing a non-structural crack from inside with an injected material. Priced per crack.
Structural repair. Bowing walls or cracks that show movement need an engineer's look first. NOAA lists about 48 freeze-thaw cycles a year in Chattanooga, and years of freezing soil against a wall can make movement worse. Structural repair is its own scope and its own price.
Humidity control
A dehumidifier sized for the basement, sometimes ducted to drain on its own. It's a small line on most quotes, and it does more against summer condensation than any drain.
Putting the quotes side by side
Make a table with one row per item above and one column per company. Fill in what each quote includes, the quantity and the price. Gaps show up quickly: a missing backup pump, no grading, a perimeter drain on one wall instead of four. Then compare the warranties: what they cover, for how long, and whether they transfer.
